Industrial land in short supply

Industrial land continues to be in short supply with major space users in the Bristol area being forced to satisfy their requirements in Severnside or North Bristol.

Available standing stock has reduced to a ten year low point and naturally this is feeding conditions for rental growth and the growing clamour for speculative development.

Increasingly, medium to large sized enquiries are however forced to consider design and build solutions such as those available at St Modwen’s, Access 18.

Bristol City Council has historically defended industrial use in St Philips but promotion of the Enterprise Zone and competition from the residential sector risks erosion of the supply of ‘in town’ industrial stock in the same way that has already been seen in South Bristol.

The problem is that housing carries more political clout than employment, but at some point there needs to be a ‘rebalancing’ in favour of employment. It remains a challenge to identify where future industrial land is coming from in Greater Bristol.
